Brand Wars LLC, doing business as Gnarly Host, operates a subscription software platform for short term rental property managers. Our customers are professional operators and property management companies in the United States who manage vacation rentals and short term rentals, either their own properties or properties they manage on behalf of owners.

Property managers typically run their operations across several disconnected tools: one system for reservations, another for cleaning, another for team chat, and email or text messages for owners and vendors. Work gets lost between those tools. Gnarly Host replaces that with a single workspace where guest requests, maintenance issues, vendor work, owner communication, and direct bookings are tracked in one place from start to finish.

We are a software company. We are not a travel agency, we are not a booking platform, and we do not take guest reservations on our own behalf. Our customers use our software to run their own businesses.

What the platform includes

Request automation. Guest requests such as early check in and late checkout are handled automatically. The cleaner confirms the property is ready by text message, the guest is charged for the service they requested, and the guest is notified, with no staff member in the middle.
Action item queue with issues and tasks. Problems arriving from guest messages are captured, assigned, tracked through a workflow, and closed out, so nothing is lost between team members.
Vendor task reports. Vendors complete a checklist at the property and attach photos as documentation of the work performed.
Owner portal. Property owners can submit requests, follow the status of work at their property, and view completed work reports.
Vendor portal. Cleaners and maintenance vendors receive assigned work, view availability pulled from live reservation data, and schedule their visits.
Review intelligence. Guest reviews and private feedback are analyzed to surface property issues so they can be corrected before the next stay.
Guest guidebooks. Digital property guides with an assistant that answers common guest questions.
Custom upsells. Operators configure paid services such as early check in, late checkout, pool heating, and pet fees.
Recurring tasks and standard operating procedures. Scheduled maintenance and documented procedures for recurring issues.
WordPress direct booking engine. A booking plugin that keeps reservations on the operator's own website, with an integrated customer record so operators can market to their own guests.

Gnarly Host integrates with property management systems and operational tools used in the industry, including Host Buddy, Guesty, Hostaway, OwnerRez, Hospitable, Turno, Stripe, and Slack.

How we charge

Gnarly Host is sold as a monthly subscription, priced per property, starting at eight dollars per property per month. There are no setup fees and customers may cancel at any time.
